Property is located at 21470 Meranda Rd. Maplewood, Ohio and will be offered in (2) parcels subject to new survey along with all improvements. Shelby County Parcel #’s 44-15-30-100-002 to contain 65.150 acres +- and Shelby County parcel# TBD to contain 5.001 acres including home, (3) Steel ring 6000+ bushel grain bins, barns and outbuildings. AUCTION PROCEDURE: The real estate will be offered using the multi parcel bidding system at a Live auction event with simulcast online bidding on the 21st. day of May at 6:00 P.M. Auction will be conducted at the Maplewood Grange located at 22266 Maplewood Rd. Maplewood, Ohio. Property will sell to the highest bidder at ABSOLUTE PUBLIC AUCTION regardless of price.<br>
SURVEY: A new survey shall be completed by Lock-Two surveying separating parcels 1 & 2 and made available on auction day. This new survey shall be approved by the Shelby County engineer but shall be recorded only at the request of the purchaser. <br>
BUYER’S PREMIUM: A 6% buyers premium will be added to the highest bid to establish the full contract price. For instance if your high bid was $ 500,000.00 + 6% or $ 30,000.00 your total contract price would be $ 530,000.00.<br>
DEPOSIT: $ 10,000.00 per parcel shall be required the day of the auction as good faith earnest money. Should the farm stay together as one parcel the deposit shall be $ 20,000.00 Payment may be made in the form of Cash, or Check. This deposit shall be made payable to Re/Max One Realty and will be held in Escrow until successful closing at which time it will be returned to the buyer.<br>
ACCEPTANCE OF BID PRICES: The successful bidder will be required to enter into a NON CONTINGENT MEMORANDUM OF AUCTION SALE AGREEMENT with the sellers the day of the auction. Your bidding is considered to be a binding contract.<br>
