AUCTION PROCEDURE: The real estate will be offered On-Site at a Live auction event on the 26th. day of March 2016 at 10:00 A.M. The Property will sell to the highest bidder with owner confirmation.<br>

BUYER’S PREMIUM: A 10% buyers premium will be added to the highest bid to establish the full contract price. For instance if your high bid was $ 150,000.00 + 10% or $ 15,000.00 your total contract price would be $ 165,000.00.<br>

DEPOSIT: $ 5,000.00 shall be required the day of the auction as good faith earnest money. This deposit shall be made payable to Re/Max One Realty and will be held in Escrow until successful closing at which time it will be returned to the buyer.<br>

ACCEPTANCE OF BID PRICES: The successful bidder will be required to enter into a NON CONTINGENT MEMORANDUM OF <br>

TITLE: At closing the seller shall convey marketable title to the property free and clear of all liens and encumbrances. If the seller’s title is found to be defective the seller shall have the right to remedy the defect within 60 days. The closing shall be conducted at Lawyers Title Agency 100 Courtview Center Sidney, Ohio. The purchaser shall be responsible for the payment of the Transfer tax due to the Miami County Recorder. Additionally purchaser shall pay a closing fee of $ 175.00 to Lawyers Title Agency.<br>

POSSESSION: Possession of the property shall be granted upon recording of the deed.<br>
