Farm is Located in section 1 and section 2 of Lostcreek Township Miami County on the Champaign County border. Tract # 1 contains 70.9+- tillable acres with the remaining in wooded ground. Tract # 2 contains 77.21 +- tillable acres. Tracts will be offered individually and as a whole using the multi-par bidding system.
Procedure: The tracts will be offered individually and as a whole using the multi parcel bidding system at on-site public auction with live simulcast internet bidding. Pre bidding will also be available on the internet.<br>
Deposit: Each parcel will require a $ 25,000.00 deposit in the form of cash or good check from the successful bidder(s) the day of the auction. This deposit will be returned to the buyers upon successful closing of the full purchase price, which shall take place no later than October 22nd. 2013&#8232;<br>
Contingencies: This Auction Sale is subject to “NO CONTINGENCIES” of any type including financing. The farm will be offered on an as&#8208;is where&#8208;is basis with no warranties of any type expressed by the auction company or owners. You will be relying on your own inspections as to quality, use, condition and size of the property.<br>
Possession: Possession both parcels shall be granted at closing or upon the removal of the current years crop whichever is later.&#8232;<br>
Real Estate Taxes/Rents: All real estate taxes shall be pro-rated to the day of closing as is customary in Miami County. Any future CAUV recoupment due to change of use by the successful bidders shall be the successful bidders responsibility. Seller shall retain all rents for the 2013 growing season.<br>
Easement Note: Tract #2 ingress and egress is a 20 foot wide deeded easement from North Bollinger Rd. at the south west corner of the property. There is also a non-recorded 40 feet wide easement for the adjacent property owner to the north running along the entire western property line. (See survey) <br>
